You just want to sell your house.
But selling your house and just listing your house are two very different things.
You see, when you list your house, you are offering it up for sale and seeing if a buyer is out there, who will purchase it under terms and conditions that are acceptable for you.
But that doesn’t mean it will actually sell.
You need to make your home attractive enough to motivate buyers to make an offer that you will accept.
Even better, you want to get the best possible results for your home.
Results like selling your home fast and a lot of money!
Usually the largest factor for home sellers, is what a buyer is willing to pay for your house.
You see, when you are selling your house, you want to get the most amount of money possible.
But when a buyer is buying a house, they don’t want to over pay and probably want to feel like they are getting a deal.
However, a buyer’s mindset when buying a home is an emotional one.
And you can use this to your advantage.
In order to do that, you need to understand the psychology of buyers, believe it or not there is a science to it.
Especially in the different weeks your home is on the market.

Also, I want to show you WHY having your house on the market for a long time, wil end up getting you less money.
And I’m going to break it down for you and show you why you need to sell your house fast in order to get more money.
First, whenever I meet with home sellers who are interested in selling their home.
It is my job to show them how to get the best possible results.
So be sure to pay attention, this is quality inside information for you to use to your advantage when selling your home as a for sale by owner or FSBO.

We need to take a look at the “lifecycle stages” of your house being on the market.
And this will still apply to you, even though you are selling your house without a real estate agent.
Stages your home goes through being on the market
Specifically, I believe a home goes through 3 lifecycle stages while being on the market.
Stage 1) Weeks 1-4
Stage 2) Weeks 5-12
Stage 3) Weeks 13+
Ok – so lets start with the first stage, weeks 1-4.
In my opinion, this is absolutely, hands down the best opportunity to sell your house for the most amount of money.
The profile of buyers in this period are motivated, educated and ready to make an offer on your house.
These are the buyers who have seen everything that is currently on the market.
They either don’t like what is out there, lost out on a multiple offer scenario or did not move quick enough due to being indecisive.
This is why I say they are motivated and educated and ready to make an offer on your home.
So that you can sell your house fast and get more money.
However, these buyers also don’t mess around with sellers who are unrealistic.
If your home comes on the market and is overpriced or doesn’t look its best, they will not waste their time.
They have been down that road before.
Again, they are educated and know the market well.
In order to appeal to these buyers, what you want to do is put your house on the market following the magic formula I always talk about.
This will no doubt attract these buyers who are sitting on the sidelines just waiting for the right house to hit the market.
All home sellers should want multiple offers
Also, if you do it right, this timeframe is perhaps not only your best chance to attract multiple offers but probably your only chance.
Multiple offers should be the ultimate goal of every home seller.
When you get multiple offers, you can run up those offers and flush out the maximum value your house will sell for in todays market.

Ok, even if you don’t get multiple offers, your negotiation power during this timeframe is still the highest it will ever be.
You are in the position of power by being a new listing.
Metaphorically speaking, your house is the cool new kid in the neighborhood and everyone wants to get to know it.

So to summarize the first stage, weeks 1-4.
Your home is a fresh new listing and will get a rush of buyer activity in the first couple weeks on the market.
And remember these buyers are ready to make a move.
Couple that with your negotiation power being in the highest position of strength possible, makes your home ready to get sold for maximum value.

Next best opportunity to sell your house
Let me explain the next lifecycle stage, weeks 5-12.
This is the next round of buyers who will potentially buy your home.
Their profile is new buyers who are just entering the market and people who previously did not consider or see your listing.
Perhaps the buyer expanded their search criteria.
Or you made a price correction that allowed your home to make it into the search results of these buyers.
This is why it is important to revisit your price, if you haven’t sold in weeks 1-4.
You need to keep your listing fresh and get eyes on your home.
If you don’t, showings will slow down dramatically, which is the exact opposite of what you want.
Buyers might not be ready yet to make an offer
Keep in mind, because you are dealing with buyers who are just entering the market, they may love your home but might not be ready to make an offer right away.
Or if they do, they will potentially submit a weak offer.
Because they are not that educated and motivated buyer I talked about in weeks 1-4.
They are still figuring out how it all works.
As you might imagine, your negotiation power is not as high as it was in weeks 1-4.
People are now starting to question why your house hasn’t sold.
And you are wondering why you didn’t sell your house fast!
They may be thinking something could be wrong with it and your home may be starting to lose its appeal.
Especially as you get further and further into this phase.
People now have lost the motivation to submit an offer right away.
This is because they know the house will probably still be on the market.
Summarize the next best opportunity to sell your home
So the important take away here is that besides weeks 1-4, this is the next best opportunity to sell your home.
But your home is losing it’s appeal.
The chances you will get maximum value get reduced as you further and further into this phase.
You need to revisit your strategy in this phase and keep your listing fresh, usually with price corrections.
So now, the logical question you must be thinking is.
If I don’t sell in weeks 1-4 or weeks 5-12, does that mean selling after that is impossible?
Not quite, houses still sell in this timeframe all the time.
But selling for the most amount of money might be tough.
Let me explain.
Get it sold in this phase of your home being for sale
So in this third stage, weeks 13 and on, the buyers will be the same as weeks 5-12.
You will get new buyers entering the market who are not always in the best position to make an offer.
Also, you are now going to start attracting the low ball offers and potentially investors looking for a deal.
These offers are going to come from people who were watching your house sit on the market.
They now know you are in a position of weakness.
They are going to try to get your house for a great deal.
You see, in this stage your negotiation power is at it’s lowest level.
And obviously you are not going to sell your house fast anymore.
Even new buyers entering the market know that you home should of sold by now.
Without question you are no longer the cool new kid in the neighborhood.
But don’t think its over for you.
You can still successfully sell.
You need to make sure your homes price is correct
The best thing to do here is to make sure you price is 100% correct.
Or priced as close as possible to your bottom line.
When buyers submit an offer that is below your bottom line.
Simply counter their offer and say that is the number you need to hit to make it work for you and hold the line.
Weeks 13+ can be discouraging but you can still get it done.
So thats it.
