Location, Location, Location!!
Located, just off Rock Road north of K-15 in Mulvane, this cottage style split-level house was built in 1975 on a very large corner lot. This is a great family neighborhood, with a lot of community spirit, but is also quiet enough, that singles or retirees would like it as well. It’s one of the safest neighborhoods in the area. Mulvane has always been a safe town, and this neighborhood is thoughtful and always looks out for each other.
On the opposite end of the neighborhood is a park with fun toys. With a single entry to the neighborhood there isn’t a lot of traffic. It’s close to everything including all Mulvane schools, the Sports Complex, Dillon’s grocery store, Taco Bell, a gas station, and lots of other local businesses are a few minutes’ walk away. Yes, I said walking distance. So of course, when you drive, it will be even closer!
The house sits on a big corner lot. It has a fenced in back yard, big trees, beautiful landscaping, and a useful tool shed. In the front yard are large shade trees that offer relief from the Kansas sun. The house has a cottage feel with a new roof and new siding in 2013. It has detailed touches such as beautiful coach lights on the outside of the two-car garage and a covered front entry that is quaint for holiday decorations.
Walking into the split you will find the foyer, formal living room, dining room and kitchen. This is a great layout for entertaining; as the living room and dining room have an open concept and the kitchen is attached to both. The eat-in kitchen has solid wood cabinets and a new floor. It also has unique details from 1975 such as a pocket door, lazy Susan, and sheet pan divider cabinet. The dining and living room both have matching new floors, an updated light feature in the dining room and big windows in both rooms.
As you walk from the foyer to the back of the house, an updated half bath and laundry room is available in the hallway that leads to the 20′ family room. In this room there is a working wood-burning fireplace with floor to ceiling bookcases on each side.
The family room opens to a screened in patio that spans half the width of the house and looks out over your fenced in backyard. Watch the birds, the neighbors or your pets play in the comfort of your shaded room with a breeze.
The basement has a newly updated staircase and leads to a nice space about the same size as your formal living room plus bonus storage space that could be customized into a larger family room. It also has a large butler’s pantry. The basement also has a new tile floor, and the extra space has an added touch of glass doors that open to a sewing or working closet.
When it’s time to wind down and catch some ZZZs, there are 3 bedrooms upstairs including an updated full bath in the main hallway with a deep soaking tub and shower. The master bedroom has a full updated ensuite (that’s a private bathroom) attached. Both bathrooms have ample storage, and the entire upstairs has brand new carpeting, less the bathrooms. They have brand new everything.
Storage is everywhere. You have an upstairs hall closet; a small linen closet, a foyer closet, double closets in all three bedrooms; all bathrooms have great storage as well. The basement has a sewing closet and hideaway butler’s pantry. Finally, the oversized garage has extra room for storage as well.
Other tid bits:
The house is entirely electric and has central heat and air. There is city water, but a well could be considered.
