Cash Offer Problems?

One survey respondent from Colorado stated they were ready to sell their long-time home and downsize to a retirement community. They had wanted a cash offer and contacted both Zillow and Opendoor based on their reviews. They were just about to accept one of the offers but then their son needed to move back home with them due to the current real estate market. They are looking on the bright side though and think they might be able to sell for more money on the MLS by owner down the road due to home values steadily increasing.
