How do I sell my house on this website?
Simply register for an account by completing the Registration Form, creating a username and password. We need all your info for contact purposes. Do not fill in the fields with our info or your ad will be deleted.
Don't worry, your personal info you have entered into your ad will never be directly viewed by buyers. Potential buyers may e-mail you directly through our website, but they do not have access to your e-mail address or other personal information.
Once registration has been completed click on Advertise a For Sale Property
Fill out all the required fields regarding the information about your property. Property Location, Address, Taxes, Square Footage, Price, Etc. Do not post an ad without the price; you cannot expect to receive calls if you have not advertised your asking price for your home.
Do not under any circumstances post your phone number, address or personal information in the text body of the ad. This is not allowed on our system for the protection of our customers.
Once completed, you will be prompted to view your ad. When you are satisfied with your ad you will click on submit ad, you then will be assigned an ad number. Be sure to write this down, as you will need it if you want to go back and edit your ad or if you call in with any questions later.
Do I need help to get my For Sale By Owner ad posted on your Website?
Most of our customers are able to review the product options available to them, put up their advertisement (including pictures) on the IMSH.com website and charge their credit cards all on their own with no help from us. However, should you need help, have any questions about posting your ad, or want more advice on ways we can help to advertise your property, please call our customer service representatives.
Does ISoldMyHouse.com screen all interested parties who call about my home?
Our website has provisions to allow potential buyers to email you directly; we do not necessarily interact with this buyer at all.
When interested parties call in to us to get your personal information, we will ask them several questions concerning the steps necessary to become pre-qualified for a mortgage that would be sufficient to purchase your home. We will advise the buyer that he should bring documentation of his mortgage pre-approval with him when he goes to see your home, so that you can be assured the buyer has the means to actually purchase the house.
We will also inquire if the caller is a real estate broker. We will only pass your personal information into real estate brokers or buyer's brokers after receiving your permission.
Other than your website advertising service, do you have other ways I can market my home?

We have For Sale By Owner Magazines that reaches 800,000 readers per month! These free publications can be found at Super Stop & Shops, convenience stores, eatery's, pubs, etc. throughout New England in thousands of locations.
How do I post a photo with my ad?
There are 2 ways of getting your photos to us:
- Post them when you place or edit your ad
- Contact us and we will assign a customer service rep to help you
- Send them to: ISoldMyHouse.com 171 Locke Drive, Marlborough, MA 01752
You are allowed 3 photos with your ad. Make sure your ad number and State are on the back of these photos when sending them by mail. Please mail duplicates of the best photos you have of your home, as we are not responsible for returning photos mailed to us.
I am trying to edit my ad but I am getting the message "no match found"!
- This could be because your ad expired
- This could be because your edit privileges were revoked for a violation committed on this system
- This could be because you forgot your username and password
If you have forgotten your login information, use the lost username and password features highlighted in blue inside the login box. You will be sent an email with your login info.
Do I need a Lawyer to sell my home?
That decision is, of course, up to you. For most people, selling a home represents one of the most important transactions of their lives. Your interests are best protected by having appropriate legal representation.
How do I find out what my home is really worth?
ISMH recommends that you hire an appraiser. This way you have a real appraisal of your home's value and not merely a market analysis. This will come in very handy during the bargaining process as you will be able to show a buyer what a bank is actually willing to lend on your specific home.
I received a call from a Real Estate Broker. How did this happen?
We do not live in a perfect world. ISMH.com does not knowingly provide your personal information to brokers without your permission. Should a broker contact you without your permission, it is most likely that that do not identify themselves as brokers when asked.
I received a call from a buyer who is not pre-approved for a mortgage?
Again, from time to time there may be a caller who is not truthful in answering our questions before we will release your personal information. The best way to prevent this is to include in the text description of your ad "MUST BE PRE-APPROVED FOR A MORTGAGE" and to make clear to any prospective buyers that you require evidence of their mortgage pre-approval when you schedule a showing of your home.
My house has been on your system for a few weeks and I have only received 1 call, why?
Make sure your ad has a photo, this is important. Ads with no photos are really not going to generate calls. Make sure your house is priced correctly. If you have the house on for $295,000 try lowering the price a tad, adjust the description a bit.
